Anna Nicole Smith's Studio City Home Hits Market

The former residence of Anna Nicole Smith, located at 3646 Avenida Del Sol, just came on the market for $1.7 million. The 4700 sq. home has 5 bedrooms, 6 bathrooms and killer views. 
Described  in the MLS as a contemporary Mediterranean, the 10-year-old home has a dramatic two-story entry with an iron staircase railing and hardwood and marble flooring, recessed lights, updated ...well, just take a look at the pictures.
Besides the beautiful interior and exterior architecture of the house, it has its own fame value after being featured on E!’s The Anna Nicole Show

FINALLY!!!! Colfax Bridge Will Open on Thursday

After what seems like FOREVER, the bridge on Colfax Avenue will finally re-open tomorrow! For the details, check out this article from Studio City Patch.  


The new Colfax bridge will offer new bike and walking paths, ADA-accessible ramps and new landscaping.  But for me, the convenience of being able to shoot straight down Colfax Avenue between Moorpark & Ventura will be joy enough!

Get Ready For Reduced Mortgage Caps

Buyers and Sellers Take Note: according to an article posted on today's Wall Street Journal website, conforming Mortgage Caps are set to decrease in October.  For those of us in Los Angeles, that means caps will decrease from a current max $729,750 down to $629,500.


For Buyers in this price range, this essentially means that any loans above the new cap will be considered "jumbo" and subject to higher rates and other conditions. Home owners planning to sell in the next few months might consider the advantages of selling prior to implementation of the rate cap.


Although the decrease doesn't take effect until October, Bank of America has already adopted the new loan cap, and there are rumors that other lenders may follow suit before the end of summer.
